This article is devoted to the analysis of the real estate purchase agreement. In today's world, the role of the real estate contract in people's lives is constantly growing. Today, this contract is one of the most common among other contracts of civil commerce.

The purpose of this article is to analyze the real estate purchase agreement, to determine the object of this contract and its features, to specify the necessity of determining the condition of title transfer in above-mentioned contract, as well as to discover the liability of amending the legislation to regulate problematic issues.

In this regard, the article highlights the nature and features of the real estate purchase agreement, as well as the content of the legal relationship that arises based on this agreement. The essential conditions of the real estate purchase agreement are analyzed. Special attention is paid to several aspects of legal regulation. Also, the author of the article considers the specifics of the object of the real estate purchase agreement and clarifies the need to define the conditions f title transfer in the real estate purchase agreement.

The examination of this contract is currently important, as the abuse of human rights in the sphere of acquiring real estate ownership is widespread today. Moreover, the violation of the rights and legitimate interests of a person occurs at the stage of the conclusion of the real estate purchase agreement. It is caused by a lack of knowledge about which terms of the sale agreement should be agreed with the parties if the contract’s subject is real estate.

The author has revealed the main problems of the real estate purchase agreement and suggested ways to solve them. This way is the necessity to amend the legislation to resolve the problems mentioned in the article.

According to the results of the study, the conclusions were formulated. Further investigation of the real estate purchase agreement essence and its aspects is now of high practical importance for civil law scholars.
