This paper presents LMSH-5 (Layered Modernization Strategy for Housing), a structured framework for the progressive modernization of existing residential buildings through sequential performance-based interventions.
The methodology organizes five implementation layers: (1) building envelope and passive systems, (2) solar thermal systems for domestic hot water, (3) grid-connected photovoltaic generation, (4) rainwater harvesting and greywater treatment systems, and (5) continuous performance monitoring through the PEAR-ROI framework.
The study evaluates energy, water and economic performance using payback period, Net Present Value (NPV), Internal Rate of Return (IRR) and Monte Carlo sensitivity analysis. Results indicate that layered implementation can reduce household energy and water expenditures by more than 80% while maintaining positive long-term economic performance.
The LMSH-5 framework is designed as a scalable and reproducible methodology for residential energy transition, water resilience and performance-based housing modernization.
