STATISTICAL AND STRUCTURAL ANALYSIS OF PRICE DYNAMICS IN THE AZERBAIJAN HOUSING MARKET

Description

The housing market plays a critical role in both economic and social development, influencing living standards, urbanization, investment activity, and overall economic growth. This study examines the Azerbaijani housing market over the period 2012–2025, focusing on the interaction between price dynamics, macroeconomic factors, and consumer behavior. Using quarterly housing price indices, the research identifies long-term upward trends, seasonal fluctuations, and price differentiation across various housing segments. One-room apartments demonstrate relatively stable price changes, while larger apartments exhibit higher volatility, reflecting the impact of middle- and high-income groups on market behavior. The study also highlights the importance of the housing product concept and target market identification, emphasizing that consumer decisions are influenced not only by price but also by comfort, security, infrastructure, and investment value. The findings provide a solid empirical basis for econometric modeling, supply-demand analysis, and market forecasts, contributing both to academic 
research and practical applications in housing market management.
